Finding Your Next Home

Buying a home is one of the biggest decisions you will ever make - and it should feel that way in a good sense, not an overwhelming one. Whether you are buying for the first time, making a move up, or starting fresh somewhere new, my job is to make sure you understand exactly what you are getting into before you get into it.
I will walk you through the process from start to finish, answer every question you have along the way, and make sure you never feel like you are figuring this out alone.

Here’s What To Expect When Buying A Home With Me

Step 1: Let’s Talk‍ ‍We start with a conversation about what you are looking for, what your timeline is, and what matters most to you. This is also where I walk you through the buying process so nothing catches you off guard later.
Step 2: Getting Pre-Approved ‍Before we start looking at homes, we need to know what you are working with. I will connect you with trusted local lenders who can get you pre-approved quickly so you are ready to move forward when the right home comes along.
Step 3: Finding the Right Home ‍Once we know your budget and your must-haves, we start looking. I will set up a personalized search so you see the right homes as soon as they hit the market. When something catches your eye, I will get you in to see it.
Step 4: Making an Offer ‍When you find the one, I will walk you through the offer process clearly - I will provide a valuation of the home to help you make an informed decision on an offer price, walk you through the offer, and make sure you understand your offer before we submit it.
Step 5: From Contract to Closing ‍Once your offer is accepted, there is still work to do. I handle the details, monitor the deadlines, and keep you informed at every step so that closing day feels like a celebration rather than a surprise.

Buying Your First Home

If this is your first time buying, you're in the right place. Most first time buyers enter into the process not knowing what they do not know - and that is completely normal. My job is to fill in those gaps.
I will explain every step before it happens, translate the jargon, and make sure you feel confident about every decision you make. No question is too basic and nothing is off limits. By the time we get to closing day, you will feel like a seasoned pro.

Moving to Colorado From Out of State?

Buying a home from a distance is not easy - but it is something I do well. I have helped buyers relocate from across the country, navigating time zone differences, virtual consultations, and FaceTime walkthroughs to make sure they felt just as informed and confident as if they had been here in person the whole time.
If you are moving to the Colorado Springs or Pueblo area and need someone on the ground who will look out for you every step of the way, I am that person. Distance is not an obsticale - it just means we plan a little more carefully.

Thinking About Building New?

Having a home built is exciting, but the process has it's own set of details that catch a lot of buyers off guard. Builders have their own contracts, their own timelines, and their own interests. Having someone in your corner who knows the process and knows the right questions to ask makes a real difference.
One thing worth knowing: many builders require your agent to be present at your very first model home visit or they will not allow you to be represented in the transaction. Reach out before you tour so we can make sure you are protected from the start.
As first time homebuyers, Janet was immensely helpful and explained everything to us clearly. She was always readily available day or night to answer our questions and connect us with any resources we needed.

We came all the way from Florida and she worked with us for a year to find the perfect home in Colorado. She walked us through everything step by step and was always easy to get into contact with. Buying a house thousands of miles away may not be easy but she made it feel that way.
